Q: How quickly can you give me an offer on my property?

A: We usually offer sellers a price within the first two days of our initial discussion. Most times we are able to let you know within the first call if enough information if received.

Q: What if the buyer backs out and wastes my time?

A: We usually are upfront with our terms in the agreement we sign which state that the seller will receive the compensation of the earnest money deposit or option fee if the obligation to close is not met on our end. We basically have a set number that you will receive as payment if we are not able to fulfill our end of the deal thus compensating your time.

Q: Is it safe to sell to an investor instead of selling with a licensed agent?

A: It is completely safe and common for homeowners to sell directly to investors or any other person who would want to buy the property. An agent fulfills a need in the market but not every homeowner requires to sell with an agent. To ensure a company is doing everything correct, make sure to properly vet the company. Also make sure you are getting a proper value for the property by using either a loved one or a licensed professional such as a real estate attorney to review any paperwork you receive.

Q: Do I need to clean out anything from the house before I sell to you guys?

A: We have dealt with many properties in the past where the seller did not have to move a finger after signing. We will take on the responsibility of cleaning out any left over items you may want to leave in the property. No need to worry about having to clean up for us, we have seen mostly every possible situation before.
